There are currently 12 homes available and 10 homes under contract in the Sunrise Ridge and Westwoods areas. 4 of the available homes and 4 of the homes under contract were listed in November.
There are currently no townhomes or duplexes available in these neighborhoods. 3 townhomes are under contract two of which were listed in November.
We are still seeing a strong market for homes under $550,000. Of the 12 homes that are available, only 5 are under $550,000. In September and October we saw 14 home close in this area, 9 of them homes were under $550,000. There are currently 10 homes under contract and all but 2 are under $550,000.
Townhomes and duplexes are still going under contract within a few days and most are selling over asking price.
Demand is still strong in this area with just around 2 months of inventory for single family homes. Buyers are highly interested in this area due to the top rated schools and open space.
Demand for townhomes and duplexes is very strong. If the property is price correctly it will go under contract quickly.
This area seems to be holding steady with the number of homes that sell, price per square foot and days on the market. We will most likely see a bit of a season slow down but it doesn’t look like it will be significant.
If you are thinking of selling your home right now is a great time to start to talk to an agent and get things in line for after the holidays. If you want to move right away this is still a good time to put your home on the market. The buyers that are looking now are serious buyers and not just thinking about making a move.
